Parc 55 Wyndham Hotel
Just off San Francisco’s Union Square, the Parc 55 Wyndham Hotel is a large (1,024 guest rooms), bustling facility. The hotel possesses a two-story, below-grade garage capable of accommodating up to 175 vehicles. Operated by ProPark, it is open 24 hours a day, seven (7) days a week, serving hotel guests, visitors and tourists alike.
The Savings Challenge
The hotel's garage ventilation system deploys older-model, two-speed, non-inverter duty motors, which do not work well with VFDs. Management ran the motors on a 24/7 basis at their “low” speeds to minimize energy costs. Even then, the baseline of energy consumption totaled nearly 137,500 kWh per year at a cost of more than $18,000. Our challenge was twofold: 1) Modify our DCV system to work efficiently with two-speed, non-inverter motors; and 2) maximize energy savings.
The NES Solution
NES deployed a Tridium JACE-controlled system while switching the fan motors to run at high speed to comport with variable frequency drive (VFD) technology. With respect to the issue of non-inverter-duty motors, we deployed “dV/dt” filters, thereby greatly reducing the risk of motor failure.
The Tridium JACE system provides optimum functionality and system features, including a web server. Plus, it interfaces with VFD technology to track real-time energy consumption / savings.
kWh Consumption and Peak kW Demand Reduced 93.5%
Annual Cost Savings: $17,000-plus
Even after doubling motor speeds, post-installation data logging – an integrated capability with Tridium JACE system – showed the garage motors’ combined kWh consumption was reduced by more than 128,500 kWh a year – a 93.5% savings. Peak kW demand was reduced by 14.67 kW – also a 93.5% savings.
The Parc 55's cost to ventilate its garage on a 24/7 basis dropped from $1,524 to $99 per month. Based on the savings captured, PG&E issued an $11,749 rebate.
